Who are you?

Neighborhood Housing Services of South Florida (NHSSF) is an affordable housing & community development nonprofit organization. Our mission is to collaborate with residents and stakeholders to stabilize neighborhoods and develop sustainable housing.

How does this project impact the issue you selected?

NHSSF understands that an educated consumer is the best prospect for homeownership. We have witnessed the positive effects & necessity of homebuyer education in producing stable homeowners. We ask you to support NHSSF’s Neighborhood Revitalization Initiative though our central program: the HomeOwnership Promotion Program. The program addresses a critical component of sustainable homeownership through homebuyer education, financial literacy, & one-on-one counseling.

What data points from The Our Miami Report does your project address?

Data: homeownership rates in Miami fell since 2011. 65% of households are cost-burdened. Renters spend 30%+ of income on housing. Households don’t have disposable income needed for food, health care, & transportation. Our Neighborhood Revitalization Initiative helps clients increase purchasing power by reducing debt, improving credit, & making sound financial decisions to build wealth through homeownership. Counselors educate clients on grants & programs that keep mortgage payments affordable.

Please give examples of your project's success.

Over 70% of our clients are low-moderate income individuals. In the past fiscal year, as part of our Neighborhood Revitalization Initiative, our HomeOwnership Promotion program has educated 1,400 households through our Homebuyer Education classes. We have eduacted 150 clients through our Financial Fitness classes. Additionally, we assisted 320 households in achieving homeownership. These households will have the opportunity to enjoy the stability & benefits that homeownership can produce.

Who are you?

The Miami Community History Project, Inc. is a multidisciplinary group, comprised of former or current residents of public housing in Liberty City, academics, architects, planners, lawyers, and supporting community organizations.

How does this project impact the issue you selected?

A major impediment to the creation, preservation and funding of affordable housing is the stigma arising from stereotypes of the communities living in that housing. This project is designed to counter those stereotypes & highlight success stories of the hard-working, struggling families that are an integral part of Miami’s history and social fabric. In addition, by being resident-driven, this project connects residents to professionals seeking to make Miami a more inclusive and equitable place.

What data points from The Our Miami Report does your project address?

Economic equitability and the preservation/creation of affordable housing. This project recognizes that an important first step in preserving affordable is combating stigma around it and increasing the visibility and understanding of residents. The Center can help generate support for the preservation and expansion of affordable housing, and also create a way for residents to be more economically integrated into Miami by validating their place as important actors in the greater Miami community.

Please give examples of your project's success.

This project builds on successes of constituent members of the Miami Community History Project, including academicians, attorneys, and staff and members of Miami Workers Center. Examples of successes include the Scott Homes Hope VI Agreement, which led to construction of hundreds of units of new public housing; the 2014 JusticeHack which was attended by over 130 Miamians and generated over 15 ideas; and scholarly presentations in Overtown on race and housing in Miami attended by over 300 people.

Who are you?

TASG Development, LLC is a privately held real estate development company based out of Miami, Florida. TASG's core focus is to establish sustainable housing that is green and create innovative solutions to community development challenges.

How does this project impact the issue you selected?

Several factors are at play here, including the recent recession and housing crisis. However all of these factors are driving development of high cost housing. Adaptive reuse can become a popular tactic in affordable housing development, as we encourage revitalization of long-neglected areas. Once housing has been built, that drives opportunities for retail development.

What data points from The Our Miami Report does your project address?

The economic stability of Miamians is a major factor in how comfortably they can live here. Standard living costs, i.e., rents and mortgages, at 30% or more consume the largest share of a residents' income and determine their overall financial health. Cultivation of affordable housing to help ease its cost-burdened residents will go a long way toward making Miami a more affordable place to live.

Please give examples of your project's success.

Home buyers directly affected by shortage of affordable housing have been able to purchase homes reducing their standard living costs on average by 23.7% in addition to utilizing homebuyer programs as a result of our focus coordinating support among businesses, organized labor, local government, faith communities, housing advocates and concentrated public education media campaigns.

Trinity Empowerment Consortium(TEC) provides counseling and education to families by helping them to identify affordable housing solutions and maximizing their potential by focusing on the limiting factors that preclude them from achievement.

How does this project impact the issue you selected?

The lack of awareness within the low-moderate income communities for which the subsidy programs were developed continues to be a problem. The subsidy programs help make home ownership more affordable, but require stricter guidelines than FHA or conventional programs. By Increasing PR and marketing about the programs coupled with counseling and support to help prepare the potential home owners will result in greater utilization of the funds to make housing more affordable.

What data points from The Our Miami Report does your project address?

The data in the Our Miami Report indicated that over 65% of renters in Miami are spending 30% or more on housing and that there was a decline in ownership rates from 2011 to 2013 are a part of the impetus behind our proposal. When the increase of 36% in the median sales price is added into the mix, the severity of the problem becomes more significant.

Please give examples of your project's success.

Ms L contacted us about the availability of subsidies to help her purchase her 1st home. It was determined that she was not eligible for subsidies due to a low credit score. Fast forward 8 months, after counseling, not only does she have an excellent credit score (765+), but a pre-approval for a mortgage utilizing subsidy programs. This is just one example of the success received when we are able to provide the combination of intense credit empowerment counseling and homebuyer education.
